We can start with inspiration—Pinterest boards, saved images, architectural styles, site ideas, and the overall feeling you want the home to have—and turn that into a clear design direction. If you already have a floor plan, I can review it, redline it, flag opportunities, and help you think through where spending more may actually be worth it.
From there, I work alongside your architect, builder, subs, and suppliers as needed to keep the design cohesive and the selections moving. My job is to help connect the pieces, fill in the blanks, and give the team clear decisions and specifications without turning the process into a tug-of-war.

A COLLABORATION TESTIMONY
One of my favorite examples of design and real estate working together started with a new-construction six-plex I had been hired to design for a developer. After several months on the market without a sale, the existing listing agreement was nearing its end and the developer asked what I thought we could do differently.
That’s when I brought in Amanda Folkestad of House Dressing, who I frequently partner with on multi-unit and developer listings. Together, we repositioned the project around the neighborhood, price point, scale of the homes, and the way we believed buyers needed to experience the space. Amanda handled the staging and marketing, I could speak firsthand to every design decision in the project, and I handled the negotiations. We weren’t trying to invent a story for the property—we already knew it.
We sold out the six-plex at pricing the developer was happy with.
We later represented an identical six-plex in a better location and sold it near the top of the comparable sales at the time. Having two virtually identical developments gave us an unusually clear look at how design, location, staging, positioning, marketing, and negotiation work together.
For larger developer and investor projects, I’ve found that a strong two-agent team can be an advantage. Amanda and I have complementary skill sets, work extremely well together, and can take a project from design and staging through marketing, representation, and sale without losing the story along the way.
